Draft under review: this text may still change before LienDeed opens to the public.
Effective date: 8 October 2026
These Terms of Service (the “Terms”) govern your use of LienDeed, the website at liendeed.us, the web apps at app.liendeed.us, academy.liendeed.us, scout.liendeed.us and circle.liendeed.us, the mobile apps LienDeed Pro, LienDeed Academy, LienDeed Scout and LienDeed Circle, the API at api.liendeed.us, the MCP server, downloadable data packages and the related services (together, the “Service”). The Service is operated by NativeMind, a company registered in Thailand (tax ID 0505568015371) (“we”, “us”, “our”).
By creating an account or using the Service you agree to these Terms. If you use the Service on behalf of a company or another organisation, you confirm that you may bind it to these Terms, and “you” includes that organisation. If you do not agree, do not use the Service.
1. What the Service does
LienDeed helps you research tax liens and tax deeds in the United States. In particular, it lets you:
- search and view information compiled from public county and state records, such as parcels, assessments, tax delinquency, tax sale results, auctions, lien certificates and redemptions;
- see scores, estimates, rankings and other analytics that we calculate from that information;
- keep watchlists, saved searches and alerts, and receive notifications by email or push;
- work together in teams;
- learn with courses and practise with a simulator that uses play money only;
- ask an AI assistant to search, summarise and explain records;
- export data and buy downloadable data packages;
- access the Service programmatically through API keys and the MCP server.
We may change, add or remove features over time. Features and limits depend on your plan.
2. Not advice; no guarantee of results
LienDeed is a research tool. It does not give financial, investment, legal or tax advice, and nothing in the Service is a recommendation to bid on, buy, hold or sell any lien, certificate, deed or property.
- Scores and estimates are not guarantees. Scores, estimated values, expected returns, risk flags and similar figures are produced by automated models from incomplete data. They can be wrong.
- Past results do not predict outcomes. Historical redemption rates, interest earned, auction premiums or other statistics describe the past and do not predict whether a particular lien will be redeemed, what you will earn or whether you will acquire a property.
- Verify with the county. Tax sales are governed by state law and by each county’s own rules, lists, deadlines and fees, which change often. Before you register for a sale, bid or pay, check the official records and rules with the county treasurer, tax collector, clerk or other responsible office, and get professional advice where appropriate.
- The simulator uses play money. Results in the simulator and in courses are educational and do not reflect real returns.
You alone are responsible for your investment decisions and their consequences.
3. Eligibility and accounts
You must be at least 18 years old and able to enter into a binding contract to use the Service.
You may sign up with an email address and password or with a supported sign-in provider (such as Google or Apple). You must give accurate information and keep it up to date. You are responsible for keeping your password, API keys and devices secure and for all activity under your account. Tell us promptly at [email protected] if you suspect unauthorised use.
One person may not maintain multiple free accounts to get around plan limits.
4. Teams
A team owner can invite members and assign roles. The team owner is responsible for the team, its subscription and the actions of its members within the team. When you leave or are removed from a team, you lose access to the team’s workspace; content you created there stays with the team.
5. Data about properties
Information shown in the Service, including parcel data, assessed values, amounts due, sale dates, auction lists, certificate and redemption status, maps and imagery, is compiled from public records and other sources and from automated processing. It may be incomplete, delayed, out of date or wrong, and a county may correct, withdraw or reschedule items at any time. We are not a government office and are not affiliated with any county or state unless we say so expressly.
6. Owner information and permitted use
Public pages of the Service never show the names or mailing addresses of property owners. Owner and contact information is available only inside the apps, to signed-in users on plans that include it, and only for lawful purposes such as due diligence, verifying title and ownership, and lawful, respectful contact related to a property.
LienDeed is not a consumer reporting agency, and the Service does not provide “consumer reports” as defined by the US Fair Credit Reporting Act (FCRA). You must not use any information from the Service as a factor in deciding a person’s eligibility for credit, insurance, employment, housing or any other purpose covered by the FCRA or similar laws.
You also agree not to use owner or contact information to harass, threaten, stalk, intimidate or discriminate against anyone, to make misleading or high-pressure offers, or to contact anyone in breach of do-not-call, anti-spam, telemarketing, debt collection or similar laws. Access to person-level information is logged, and we may review those logs and suspend access if we suspect misuse.
Property owners and heirs can find information about redeeming a property on our redemption help page and can ask about data about them at [email protected] (see the Privacy Policy).
7. AI assistant
The AI assistant and AI explanations are generated automatically and can make mistakes. Their output may be inaccurate, incomplete or unsuitable for your purpose, and you should review it and check the underlying records before relying on it. Do not enter information into the assistant that you are not allowed to share. AI features are processed with the help of a third-party AI model provider as described in our Privacy Policy. Daily limits apply per plan.
8. Acceptable use
You agree not to:
- use the Service in breach of any law, including laws on consumer protection, fair credit reporting, privacy, telemarketing, anti-spam, sanctions and export control, or the rules of any tax sale;
- use the Service or its data for fraud, harassment or to infringe anyone’s rights;
- access the Service by automated means other than the API and MCP, scrape or crawl the website or the apps, or exceed or work around rate limits, plan limits or other technical restrictions;
- copy, resell, republish or redistribute the Service’s data in bulk, or use it to build a competing database or service, except as allowed by your plan’s export and API features for your own use or by a data package licence (section 10);
- share accounts or API keys outside your organisation, or sell access to the Service;
- probe, scan or test the vulnerability of the Service, or interfere with its operation or other users;
- reverse engineer the Service except where the law expressly allows it.
We may investigate suspected breaches and take proportionate action, including rate limiting, revoking API keys, suspending features or closing accounts.
9. API and MCP
API and MCP access is available on the plans that include it.
- API keys are personal to your account or team. Keep them secret and rotate them if they may have been exposed. You are responsible for all calls made with your keys.
- Calls count toward your plan’s limits. We may apply rate limits and change the API with reasonable notice for breaking changes, except where a change is needed for security or legal reasons.
- The rules in sections 6 and 8 apply to data obtained through the API and MCP, including the ban on scraping and on reselling data.
- If you build a product that uses the Service, you are responsible for it and for your own users. You may not present it as provided or endorsed by us.
10. Data packages
Data packages are downloadable datasets (for example, by state or county) sold as one-off purchases. When you buy one, we grant you a non-exclusive, non-transferable licence to use it for the internal purposes of you or your organisation. You may analyse it and combine it with your own data, but you may not sell, sublicense, publish or otherwise redistribute the package or a substantial part of it. Sections 2, 5, 6 and 8 apply to package data. Download links expire after a limited time; packages are snapshots and are not updated after purchase unless stated otherwise.
11. Plans, payment and renewal
The Service offers free and paid plans, monthly or yearly, and paid one-off items such as data packages. Current prices, plans and limits are shown on the pricing page and in the apps.
- Where you pay. On the web, purchases are billed by Stripe. In the mobile apps, subscriptions may be bought through the Apple App Store or Google Play (managed for us by RevenueCat), and those purchases are also subject to Apple’s or Google’s terms. A subscription is managed where it was bought.
- Trials. A free trial, where offered, converts into a paid subscription at the end of the trial unless you cancel before it ends.
- Automatic renewal. Paid plans renew automatically at the end of each billing period at the then-current price until you cancel. We will tell you in advance of any price change; it applies from your next renewal.
- Cancellation. You can cancel at any time: for web subscriptions in your account billing settings (Stripe), for store subscriptions in your Apple ID or Google Play subscription settings. Cancellation takes effect at the end of the current billing period, and your account then returns to the free plan.
- Failed payments. If a renewal fails, the plan may stay active for a grace period while payment is retried. If payment is not made, the account returns to the free plan.
- Refunds. Fees are non-refundable except where required by law or stated otherwise at the time of purchase. Refunds for App Store or Google Play purchases are handled by Apple or Google under their policies. Data packages are non-refundable once downloaded. For web purchases, contact [email protected] if you believe you were charged in error.
- Taxes. Prices may exclude taxes, which are added where required.
12. Promotional codes and referrals
We may offer promotional codes, trials, referral bonuses or discounts. They are subject to the conditions stated when they are offered, have no cash value, are personal and non-transferable, and may not be sold or published. We may decline, cancel or revoke a code or bonus, and the benefit obtained with it, if it was obtained or used in breach of its conditions, by error or through abuse.
13. Your content
You keep all rights to the content you add to the Service, such as watchlists, notes, saved searches, alerts and messages to the assistant (“Your Content”). You grant us a worldwide, non-exclusive, royalty-free licence to host, process and display Your Content only as needed to provide, secure and improve the Service. You are responsible for Your Content and confirm that you have the right to use it.
14. Our intellectual property
The Service, including its software, design, courses, databases, compilations of data, scores, text and trademarks, is owned by us or our licensors and is protected by law. Subject to these Terms, we grant you a limited, non-exclusive, non-transferable, revocable right to use the Service for your own business or personal purposes. All rights not expressly granted are reserved. If you send us feedback, we may use it without obligation to you.
Third-party data, trademarks and content shown in the Service belong to their respective owners.
15. Notifications
You can choose the emails and push notifications you receive. We will still send messages that are necessary for your account, security and billing.
16. Availability and support
We aim to keep the Service available and secure but do not promise that it will be uninterrupted or error-free, or that data from any county will be available or current. We may suspend the Service for maintenance, security or reasons outside our control. Support is available at [email protected].
17. Suspension and termination
You can stop using the Service and delete your account at any time in the app settings. Deleting the account does not cancel a store subscription; cancel it with Apple or Google as well.
We may suspend or terminate your access, with notice where reasonable, if you materially breach these Terms, if required by law, or if your use creates risk or harm to us, other users or third parties, including property owners. If we terminate a paid plan without cause, we will refund the unused part of prepaid web fees.
Sections 2, 5, 6, 10 (as to restrictions on use), 13 (as to the licence for the period it applied), 14 and 18 to 22 survive termination.
18. Disclaimer of warranties
To the extent permitted by law, the Service, its data and its scores are provided “as is” and “as available”, without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, completeness and non-infringement.
19. Limitation of liability
To the extent permitted by law:
- we are not liable for indirect, incidental, special, consequential or punitive damages, or for loss of profits, revenue, data, goodwill or business opportunities, including losses from a lien, certificate, deed, auction or property you bought or did not buy;
- we are not liable for errors, omissions or changes in public records, or for the acts or omissions of counties, auction platforms or other third parties;
- our total liability for all claims relating to the Service is limited to the greater of the fees you paid us for the Service in the 12 months before the event giving rise to the claim, or USD 100.
Nothing in these Terms limits liability that cannot be limited by law, such as liability for fraud, for death or personal injury caused by negligence, or your statutory rights as a consumer.
20. Indemnity
You will defend and indemnify us against claims, losses and costs (including reasonable legal fees) arising from your breach of these Terms or of the law, from Your Content, or from your use of owner or contact information or of property data obtained through the Service, except to the extent caused by our own fault.
21. Governing law and disputes
These Terms are governed by the laws of the place in which the operator of the Service has its registered place of business, without regard to its conflict-of-law rules. Disputes are subject to the exclusive jurisdiction of the courts competent at that place, unless mandatory law gives you, as a consumer, the right to bring proceedings in the courts of your place of residence or to rely on its mandatory consumer protection rules. Before starting proceedings, please contact us so we can try to resolve the matter informally.
22. Changes to these Terms
We may update these Terms. We will notify you of material changes by email or in the app at least 30 days before they take effect, unless a change is required by law or for security. Continued use of the Service after a change takes effect means you accept it; if you do not agree, you may cancel and delete your account. The date at the top shows when these Terms last changed.
23. General
These Terms, together with the Privacy Policy and the Cookie Policy, are the entire agreement between you and us about the Service. If a provision is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. You may not transfer your rights under these Terms without our consent; we may transfer them in connection with a reorganisation or sale of the Service. Translations are provided for convenience; the English version prevails.
